How to calculate prorated rent

To calculate prorated rent, divide the monthly rent by the number of days in the billing period to get a daily rate, then multiply that daily rate by the number of days actually occupied. The billing period is either the real number of days in that calendar month, or a flat 30 days, depending on which convention your lease uses.

Actual days in the month vs. a 30-day month

Most landlords use the actual number of days in the calendar month: 28 to 31 depending on which month it is. This is the more precise method, since $1,500 rent in a 31-day month works out to $48.39 a day, versus $50.00 a day using a flat 30-day divisor. A 30-day month is simpler to calculate by hand, but it slightly overcharges in every month with 31 days and slightly undercharges in February. Check your lease: many specify one method directly.

Moving in partway through the month

Count from the move-in date through the end of the month, including the move-in day itself. Someone moving in on the 20th of a 30-day month occupies 11 days (the 20th through the 30th), not 10, since the move-in day counts.

Moving out partway through the month

Count from the first of the month through the move-out date, including the move-out day itself. Someone moving out on the 12th occupies 12 days, from the 1st through the 12th.

What if a roommate moves out mid-month?

The roommate leaving pays their prorated share for the days they were there. The remaining full-month rent then needs to be covered by whoever is staying, and by whoever moves in to replace them if someone does. If nobody replaces them straight away, the remaining roommates usually split the gap using their normal method.
